Project Description

The City of Greensboro is in the process of developing a plan for the area between Bunker Hill Road, NC 68/Market Street, and I-40. This plan is the next step in implementing a vision first introduced in Greensboro Connections 2025 and reinforced in the Heart of the Triad Study. (Map of the study area.)

The City has proactively engaged in a planning process to prepare for changes in the western area of the county, based on growth patterns, infrastructure needs, community input, employment, and the economic vitality of the area. City officials are working closely with residents, businesses, potential investors, and neighboring jurisdictions to manage change with desired community outcomes.

Ultimately, the plan will recommend the types of land uses, development opportunities, and infrastructure (water, sewer, roads, etc.) that will best serve the area over several decades. Balancing the various interest groups with other factors, such as development pressure, economic stability, and ongoing and planned infrastructure improvements will require a creative and dynamic process that respects the integrity and heritage of the western area of Greensboro.

The planning effort, which is being conducted by a consultant team led by LandDesign, is guided by the principles of healthy, resilient communities, taking a holistic perspective on planning. By understanding the interconnectedness of natural, economic, social, and political systems, the consultant team will guide a process that is sensitive and responsive to the needs of all.
 Objectives

  • Prepare a plan that will enhance economic development opportunities while protecting the integrity and heritage of western area communities.
  • Identify infrastructure needs, market trends, regulatory needs, and any changes to the City's Connections 2025 Comprehensive Plan and / or the Generalized Future Land Use Map (GFLUM).  
  • Identify preferred locations for varying intensities of residential area and appropriate transitions between residential and non-residential areas.
